In traditional design-bid-build delivery method, the building owner starts with an architect who manages a design team, and the project design development is completed before the contractor and subcontractors are hired for construction stage, and they often have little-to-no communication whatsoever during the project life-cycle. These will create a disconnect between the first stage designer and the construction team who will be awarded to perform the MEP installation work, which it will might cause re-work, impact on target completion date and additional cost.

Design-build is a project delivery method of organizing a construction project in which there is a single point of contact and responsibility for the owner, in compare to the traditional construction agreement (design-bid-build). Under this method, the design-build contractor will handle every phase of the project life-cycle beginning with design through to job completion, T&C and project close-out. Theoretically, this type of construction cuts down on costly timeline issues and late-stage change orders, as well as providing for communication channels between designer and contractor.

However, Design Assist is a project delivery in which our AJ-MEP construction team service will be engaged by the owner or builder to collaborate with the architect, designer or engineer during the project phase, This will add a significant value in compare to other project delivery methods by the involvement of the construction team in the design phase from the very beginning of the project’s inception. This type of project delivery intended to minimize any gap/disconnect between the project parties.
